A non written agreement where both parties concur on the conditions of rent without having anything in writing is an agreement contract free rental. Obviously, this can lead to troubles if one party realizes the agreement in a different manner from the other. Although it is advisable that lease agreements always be in writing, there are many tenants and landlords who still choose an agreement contract free rental. A rental agreement for more than one year cannot be an agreement contract free rental for it to be implemented.
If a tenant and owner have made any decisions about changes to the property, such as new furniture or restructuring, it is better to get them in writing. Those who really mean to follow up on such promises will not oppose this. Some may shy away from the idea, however, and you will have to decide if you want to risk taking up tenancy with an agreement contract free rental. Once you take up the tenancy, there may be several problems from which there will be no respite.
As a rule most landlords are fair; however, there may be some who will take unfair advantage of a tenant. Thus it is important that your contract is a written one and is not an agreement contract free rental, so that you are able to use lawful means if you have been cheated of your rights.
The signed rental contract is a legal document that can be cancelled only for reasons mentioned in the contract. However, an agreement contract free rental may be cancelled at any time for any reason.
