Landlord information is the knowledge which is vital to the owner before and during the rental period. These are some of the expressions given for landlord information:
Lease: A lease is a legal contract between a landlord and tenant for a preset period of time determined by the landlord and tenant. A lease can be oral or written.
Other money besides rent: A security or cleaning deposit is the other money which is due to the landlord. This is to make up for owing rent, to clean the property after it has been vacated and to fix damages made by the tenant.
Refund of security deposit: it must be within landlord information that the security deposit has to be repaid to the tenant, within 21 days of vacating the premises.
Maintenance and repairs: If the tenant or somebody the tenants is familiar with is responsible for causing harm to the property, the tenant is responsible for the repair. Otherwise, the landlord is responsible.
Right of Entry: the landlord can enter the property without telling the tenant only during a crisis. The landlord must give 24 hours written notice if he/she plans to enter at any other time.
3-day notices: If the tenant has defaulted rent, the landlord may send a 3-day notice to "pay or quit". If the landlord alleges that the tenant has disobeyed the lease agreement, the tenant has 3 days to mend his behavior or vacate. The landlord can also give a 3-day notice to vacate if the tenant is doing serious harm to the property.
